What to consider

Lead flashing helps weather roof abutments, chimney bases and other junctions. Splits, displacement or failed terminations can let water behind the roof covering, even when the surrounding tiles or slates appear sound.

01

Find the failed detail

The visible lead is only part of the junction. Overlaps, soakers where applicable, wall terminations and adjacent coverings influence how water is kept out.

02

Repair or replace leadwork

A local defect may permit a targeted repair, while wider splitting or unsuitable detailing may need replacement. The scope should account for movement and compatibility with neighbouring materials.

03

Consider nearby masonry

Defective pointing or masonry above the flashing can also admit water. Roof and wall details should be assessed together rather than assuming that adding sealant will resolve the cause.
